                       ABOUT  EPC's

      An Energy Performance Certificate (EPC) is a mandatory part of the Home

Information Pack (HIP) that becomes compulsory from 1st August 2007 for any     property, with four bedrooms or more, that is marketed for sale after this time.  

The Energy Performance Certificate has been designed to provide people with an accurate and relevant summary of the energy performance of a building      

                          

To produce the EPC a detailed survey and  review is required of a property's construction type, heating systems, insulation, lighting, etc. From this data the property's energy use and efficiency is calculated by using a nationally-set standard. This allows properties from varying parts of the UK to be compared easily by potential buyers. 

 

 

This comprehensive report will ensure that any potential buyers have a clear idea 
           of the condition of your property.


      The EPC will provide you with both an energy efficiency rating and an  
      environmental impact rating for the property on the day of the inspection. 

    In addition to the reduction in CO2 emissions, the average householder can reduce
    their energy costs by around £300 every year by taking notice of these 
    improvements.

Energy Efficiency and Environmental Ratings

        Insight & Timetable:

Existing Dwellings Revised Regulations were laid before parliament in June 2007. New to these Regulations are
       Commencement Orders, through which Government will implement phased requirements dependent on a number of
       variables. In England and Wales, the following timescale applies for existing dwellings:  

 

19 April 2007 

  • Establishment in law of necessary enabling activities – National Calculation Methodology, certificate design, qualification and accreditation regime etc.

1 August 2007 

  • EPCs required for the marketed sales (and leaseholds) of existing dwellings with 4 or more bedrooms.

10 September 2007

  • EPCs required for dwellings with 3 bedrooms from this date. 

1 October 2008 

  • EPCs required for rental of all dwellings and all remaining sales and leaseholds of dwellings. This includes non-HIPs marketed sales and all non-marketed sales. EPCs required for the construction, rental or sale of all other non-dwellings.

  • Properties on the market before 1 August 2007 will not require a HIP (or EPC) until a date set by Government in light of market conditions.
